Compare a roofing product's rated performance, project suitability and rebate requirements before reroofing.

Start with roof condition and timing

A roof should protect the building as well as suit its energy goals. If replacement or substantial roof work is already necessary, ask whether an appropriate cool-roof product can be included in the project. Do not assume replacing an otherwise serviceable roof will pay for itself through electricity savings alone.

Document the condition, proposed scope and reason for the work. Include any planned solar installation in the discussion so roof and solar work can be coordinated.

Understand what makes a roof “cool”

The Cool Roof Rating Council describes solar reflectance and thermal emittance as key surface properties. These concern reflecting sunlight and releasing absorbed heat. A product's appearance alone does not establish its rated performance.

Look up the exact product in the CRRC directory. Importantly, a directory listing does not by itself mean the product meets a particular code or rebate program's definition of a cool roof. Ask for the product identifier, applicable ratings and the written requirements being used for the project.

There is no single best material for every home

Compare products suited to the roof's slope, assembly and condition. Ask a qualified roofer about drainage, durability, installation requirements and maintenance. Consider the complete roof system rather than choosing only by color or a headline energy claim.

Request a written scope covering removal or preparation, necessary repairs, flashing, installation, permits and cleanup. Clarify warranty coverage and who handles a problem discovered during work. When comparing quotes, make sure each describes the same project.

Verify local requirements and financial help

Applicable requirements depend on the jurisdiction and project. Confirm current rules with the responsible building department or qualified professional. Do not copy a nonresidential code table into a guide for a residential reroof.

LADWP lists cool-roof incentives in its Consumer Rebate Program. Check the current product, property, installation and paperwork rules before signing. A roof's rating and a rebate administrator's approval are separate matters. Keep itemized invoices and the records the program requires.

Renters and practical expectations

Tenants should bring heat or roof concerns to the owner or manager; roof work is not a renter-installed improvement. An assessment can help distinguish roof issues from insulation, ducts or other sources of discomfort.

After work, track completion dates and actual utility use. Weather and occupancy can change the bill independently of roofing. This guide does not calculate a guaranteed household saving or recommend replacing a roof solely to obtain an incentive.
